Roofing, done properly
Roofing has a reputation problem, and it is mostly earned. Too many inspections conclude with the same answer regardless of what was on the roof. Ours start with photographs β you see the flashing, the valleys, the granule loss and the decking condition yourself, and the recommendation is explained against what is in the images.
Plenty of roofs that get quoted for replacement need a section of flashing, a handful of shingles, or a boot around a vent pipe. We will say so. When a roof genuinely is at the end of its service life, we explain why β widespread granule loss, repeated leaks across different areas, soft decking β rather than pointing at its age alone.
Replacements are done to manufacturer specification so the material warranty actually holds: proper underlayment, correct nailing pattern, ice and water shield where it belongs, and ventilation that lets the assembly breathe. Cut any of those and the warranty quietly stops meaning anything.
